HOW IS ePlans.eu DIFFERENT FROM OTHER SITES FOR READY-MADE HOUSE PLANS?

There are many sites for ready-made house plans. Designs in the majority of them are not suitable for construction in Bulgaria. Architectural styles are inappropriate for local conditions. Moreover, there are not prepared by designers competent for Bulgaria and they do not meet the volume and content of the current building regulations in Bulgaria.

There are many Bulgarian sites
that offer ready-made projects - some of them are directly copied from foreign sites, and others are already made projects to specific clients. They are designed according to a task and wishes of a customer and as such are in conformity with his property and his taste. Such projects can lead to huge problems in the construction and operation - starting with uncomfortable environment, poor natural lighting and also condensation, mold and structural problems. They occur mostly because the projects are tailored to the specific conditions of the property. Even designers themselves are not aware that most of these problems may be due to using a specific project on any parcel.

ePlans.eu has a different concept
on typical (ready-made) house plan. Based on the long experience of our designers and the large number of houses built based on our projects, we designed a real typical houses for conditions applicable to the entire country. Developed and refined to the last detail, they are consistent with current developments in the field of building materials and construction technologies. Our houses are optimally designed to achieve comfort, short terms of construction, low cost and high quality.

BEFORE YOU CHOOSE A PROJECT

You must be able to place the building selected by you in your property, by complying with the minimum required distance regulation lines of the plot. Furthermore, the building should be placed by the most favorable way according to the geographical directions. To make sure that the chosen design is applicable to your property, send us an e-mail with a copy of up-to-date sketch of the property and a copy of a sample of the construction plan (if any). We will inform you whether the chosen design is applicable to your property or we need to make design changes.

Current sketch design, coordinated with local water company and local electricity supplier company (EVN, CEZ or E. ON), and a sample of Detailed Development Plan (if none - design permission, issued by the Chief Architect of the municipality would be needed)

Preliminary contracts with operating companies to join networks of technical infrastructure: energy distribution companies, water companies

Engineering Geological Surveys and Surveying photo of your property are required as data for the project.

Under Article 12 (1) item 2 and 4 of Regulation № 4 for the scope and content of the investment projects those are your responsibility. You can assign them to the designers or hand them over the team of ePlans.eu. The price of these parts is not included in the home plan design and is negotiated separately depending on the location of your property.

In some cases, other documents are required – you will be informed once we have all the documents submitted by you.

You may require other parts like Electrical External links and / or external plumbing connections which are additional projects and they are not included in the price of the house plan design. In the preliminary contracts with the local energy distribution companies and water companies it will become clear if those are needed.

Furthermore you will receive the 3D visualization for the project in A4 format.

WHAT ELSE IS NECESSARY FOR HAVING A BUILDING PERMIT ISSUED TO YOU?

Conformity assessment of the design with the current requirements for building works, prepared in accordance with Article 142, paragraph 6 of the Spatial Planning Law - may be performed by a licensed consulting firm, in which case the deadline for receiving of permission for construction is 7 days. If the evaluation is done by the technical department of the municipality the deadline for issuing permission for construction is 1 month.

Through ePlans.eu you can
assign conformity assessment of the design to a licensed consultant company.

To obtain a building permit
you will be required to pay to the municipality fee for agreement and approval of projects and fee for issuing a building permit. Prices for these services vary in different municipalities and you can find them on the site of the municipality in which your property falls.

PRICES AND PAYMENT TERMS

Price for 3 sets of folders ( Art.144, paragraph 1, of p.3 Spatial Planning Law ) of the project are specified in the project description. All parts are signed and stamped by licensed designers of ePlans.eu. The three sets of folders along with the conformity assessment of the design with the current requirements for building works may be submitted to the municipality for coordination and approval and authorization of the construction. The cost of conformity assessment of the design with the current requirements for building works, prepared in accordance with Article 142, paragraph 6 of the SPL is not included in the price of the project.

Once you have selected a project, you have to visit our offices to sign a contract. Payment of the project is carried out after signing the agreement - advance payment - 50% of the project and final payment - 50% of the cost after handing the documents.

The full set of documents can be obtained at our offices or by mail after the prepayment or cash on delivery. You can receive the projects up to 15 working days after submitting the necessary documents.

DESIGN CHANGES

Changes of the projects that you desire are possible after prior free consultation with experts of ePlans.eu. This consultation is needed to determine whether your desires conform to current regulations for design and construction. In this case, prices and terms of change of the chosen project will be further negotiated.

HOW MUCH WOULD THE CONSTRUCTION COST?

The cost of construction depends on the location of the construction, which affects transport costs, prices of construction materials in the region, type and quality of building materials (standard or luxury). Not less important are the characteristics of the site (slope, whether there are rocks, groundwater, etc.). All this affects the cost and duration of excavations. Even the time of the year has an impact on the price, which also has a direct link with the prices of construction materials.

Each project is given a suggested price - how much would the building cost.

This price is valid
under the following conditions - standard building materials, flat or sloping terrain with a displacement not greater than one meter within the building, ground soil without groundwater within the foundation, construction performed in the months from May to October, existing and passable roads to the site, provided water and electricity on site, size of the site - enough for deployment and maneuvering of construction equipment, concrete center, lime holding facilities, disposal of construction waste and land masses and suppliers of building materials located not more than 20 km from the site.

ePlans WILL BUILD THE HOUSE CHOSEN BY YOU AT A FIXED PRICE

As mentioned above, the cost of construction depends on many conditions, especially the characteristics of your parcel. Therefore, after completion of the house plan project ePlans can prepare for you a detailed bill of quantities, tailored to your requirements for materials use and characteristics of the plot. As soon as you get your project you can find out how much would the finished house (fully furnished - turnkey or up to a certain stage of completion). This would allow you to make a budget allocation. Moreover - ePlans is committed to build your house at the quoted price.
